Microsoft exits lease at Nscale site over grid delay but keeps US$30bn UK investment plan

Microsoft confirmed it pulled out of a deal to lease computing capacity from an Nscale site over concerns it would not have grid access until after 2030. Microsoft UK and Ireland chief executive Darren Hardman said the US$30 billion UK investment plan for 2025 to 2028 will not change. He said Microsoft remains committed to its relationship with Nscale, with plans to work with it on sites outside the UK.

Why it matters. A headline investment figure does not guarantee capacity at any given location; power connection timing can decide whether a site is usable. Buyers of AI compute should test the energisation schedule of a provider's sites, not only its announced megawatts. Developers without a credible grid date may find large tenants moving elsewhere.
