Anthropic signs first Canadian data centre lease with EverWind in Nova Scotia
Leasing directly from an operator that also controls generation moves an AI developer closer to the power and grid risks that hyperscalers usually absorb, in exchange for more control over capacity and timing. For enterprise buyers, it signals that frontier model availability will increasingly depend on bilateral energy and real estate deals, not only on cloud provider roadmaps. The late 2027 date also shows how long the gap is between signing for capacity and having it running, which is relevant to anyone planning on future AI supply.
What Happened
Anthropic has signed a lease with EverWind for data centre capacity at Point Tupper, Nova Scotia, its first data centre agreement in Canada. EverWind separately announced plans to invest more than C$10 billion in the campus and in wind power projects, and said the initial 95-megawatt facility, which will power Anthropic's Claude models, is due online in late 2027. Anthropic usually buys compute from large cloud providers, but here it will lease directly from the data centre owner, which is also the energy provider.
Why It Matters
Leasing directly from an operator that also controls generation moves an AI developer closer to the power and grid risks that hyperscalers usually absorb, in exchange for more control over capacity and timing. For enterprise buyers, it signals that frontier model availability will increasingly depend on bilateral energy and real estate deals, not only on cloud provider roadmaps. The late 2027 date also shows how long the gap is between signing for capacity and having it running, which is relevant to anyone planning on future AI supply.
